140 new sections could be ready for subdivision by the end of next year

About 140 new sections could be ready for subdivision by the end of next year, now that Hastings District Council has approved a move to rezone a piece of land in Parkvale.

The rezoning of just over 20 hectares of land off Howard St to residential had been planned for between 2026 and 2031. However increasing buyer demand and that some areas planned for rezoning earlier had suffered problems had brought the development of the land forward.

Council confirmed the move at a meeting yesterday (June 30). The sections could be ready for subdivision by the end of 2017 if no problems were experienced along the way.

The Howard site has been chosen because water supply and sewerage infrastructure are within reasonable reach, there are options for storm water management, and it is near to schools and potential employment.

That the land is owned by people keen to proceed with a development as soon as possible adds to its attractiveness, said a report to Council.

“It is crucial in this market that we get development as soon as possible,” said mayor Lawrence Yule.

“Being able to proceed with a rezoning on land that we can be reasonably sure will go to market is important.”

Tremains real estate company director and owner of 2.5 hectares of the land, Simon Tremain, says the news is great in the face of rising demand for homes.

He was able to confirm that he was ready develop the property as soon as the necessary regulatory processes had been completed.

He planned to put a lifestyle village style development on to the 2.5 hectares. His plan included 72 two-bedroom units, some with single garages and some with double garages, built in low maintenance materials.

“No-one saw this market coming, and now it’s arrived. Council has been very quick to react, getting this land on the way to being subdivided as quickly as possible. It’s a very positive move.”
