Auckland’s rapid suburban sprawl pushing out the city’s metropolitan urban limits has been credited as one of the primary factors for leading real estate agency Bayleys opening a new branch in the town of Kumeu just north-west of the city.
The new branch in the centre of town will be an expansion of the company’s franchised office at the Westgate Shopping Centre at the top of the North-Western Motorway.
Bayleys North-West franchise director Angela Little said the natural population growth of the region in the past three years - combined with the proposed Unitary Plan which will see large parcels of former rural land re-zoned for urban development - meant the north west was experiencing considerable growth.
This trend was particularly evident around the Kumeu/Huapai/Riverhead areas, she said.
“We are seeing urban intensification around the fringes of these town centres, as well as greater development of lifestyle blocks in the one hectare size range,” Ms Little said.
“With the opening of the North-Western Motorway extension last year, travelling times to the city have been cut down substantially, and this has consequently made living slightly further out of town far more attractive from a travelling perspective.
“To service this growing population base, our specialist lifestyle sales team, who have successfully sold properties throughout the north west for many years, now have an office in the heart of their territory.
“This has allowed new staff to be brought on board in Westgate to concentrate purely on metropolitan residential sales, while the seven-strong lifestyle team can service the ‘pony properties’ we are seeing more of.”
Ms Little said the company had been tracking the social demographic movement north-west since late 2011/early 2012, and had spent much of this year seeking out premises for its northern expansion.
The Bayleys Kumeu branch opened for business last week, and will be officially opened in October. Ms Little said plans were underway to host a charity event to commemorate the opening – with proceeds going to Guide Dog Services.
“The branch is positioned between a fruit shop and a liquor store – so it’ll be a pretty easy sidestep to get lime slices for the Coronas and mint leaf for the mojitos,” laughed Ms Little.
