Interest bubbles in spa lodge and land sale

A boutique lodge with private geothermal spas, and an adjoining section of land north of Auckland in an area that caters to a flourishing domestic tourism sector has been placed on the market for sale.

Parakai Springs Lodge located 43km northwest of Auckland, has provided luxury accommodation to a growing range of visitors since it opened a year ago – in parallel with the thriving tourism market.

The lodge has been placed on the market for sale with an adjoining section of land, which could be developed into a retirement village or residential housing, said salesperson Grant Miller of Bayleys Auckland Central, who is marketing the property with colleague Shiona Dyer.

“This vacant site offers multiple options for future development. Current resource consent until 2017 allows for a 117 room retirement village,” said Mr Miller.

“Alternatively this land could also be utilised to maximise opportunities for the lodge such as additional facilities to maximise the wellness and geothermal offering.

“Another option would be to develop the site into residential housing, with the potential for a 24-lot residential subdivision. Residential housing surrounds the semi-rural site with close proximity and ease of access to West Coast beaches, attractions and a number of local amenities.”

The lodge and section of land are available to be bought separately or together with offers closing on October 23.

Parakai Springs Lodge is a freehold property at 153 Parkhurst Road, which comprises of 12 accommodation units in a secluded private venue set in a landscaped garden, on a 2,400 sqm section, said Mr Miller. The property has a Government Valuation of $1.76 million (July 2011).

The lodge includes six premier rooms each with a private outdoor geothermal spa and courtyard and six deluxe rooms each with indoor spas. Room rates range from $165-$195 a night.

In addition there is a fully-enclosed outdoor mineral pool and a spa equipped with air bubbles for communal guest use and spa. Louvers at the top of the spa provide open-air ambiance while allowing for guest privacy.

The property also has a café and entertainment/deck area that flows out from a bar and commercial kitchen, and an office.

Next to the lodge is 11 Chic Gardens, 1.39 hectares of vacant, flat, semi-rural land. The property is one block back from the main highway to Southhead and is next to Parakai School. The property has a Government Valuation $1.35 million (July 2011).

Tourism New Zealand figures show the domestic tourism expenditure grew to $14.2 billion last year, up 2.4% compared to the previous year. Total expenditure by international visitors also increase to $9.8 billion, up 2.2% on the previous year.

The lodge appeals particularly to a growing demand from Aucklanders looking for weekend break destinations located within an hour’s drive of the city centre. The timeframe allows city workers to leave on a Friday night and travel to destinations with easy reach for a relaxing weekend break away. Along with regions such as Counties, Matakana, and Omaha, at only 40 minutes from downtown Auckland, Parakai has become a popular destination choice.

Noted for its hot springs due to the natural geothermal mineral water, Parakai is a popular destination for locals and visitors who flock to the hot pools year-round, said Mr Miller. As one of the most well-known public mineral pool complexes close to Auckland, Parakai Springs, is located opposite the lodge, providing guests with easy access to the facility.

“Located in the main geothermal hub of the Parakai-Helensville district, the settlement of Parakai is close to the famous west coast beaches, Woodhill Forrest and adventure and outdoor activities.

“The geothermal hot springs are a huge drawcard to the area. Heading west out of Auckland, Parakai offers a veritable playground for visitors, only a short drive the city centre.”

The two properties are for sale together or separately, with offers closing on October 23.
