Former Rotorua RSA building goes on the market for sale


The doors of the Rotorua RSA may be closed, but they are now open to offers with the property being listed for sale just days after an emotionally fraught ensign ceremony.

The freehold property at 1072 Haupapa Street in central Rotorua is to be sold at auction at 1pm on Thursday September 3.

Despite its best efforts to overcome financial hardship and dwindling membership numbers over the past couple of years, the historic Rotorua RSA was forced to close its doors on July 25.

Treasured local memorabilia dating back 99 years has been consigned to the Rotorua Museum and the flag entrusted to Rotorua mayor Steve Chadwick for safe keeping. Other artifacts, including medals and a refurbished naval machine gun are being held in trust or have been returned to their original owners.

Members have been offered use of either the Rotorua Bowling Club or Rotorua Club facilities for the remainder of their annual membership.

Bayleys Rotorua commercial salesperson Mark Rendell said that while the sale marks the end of an era, it also presents an opportunity for an astute developer.

“The commercial B zoning of the property under the Rotorua Lakes Council District Plan allows for a number of potential uses, including conversion into office space which would fill a gap in the current market,” Mr Rendell said.

“There is a shortage of quality, well-located office space in Rotorua and a building of this size is ripe for this type of development.”

The building covers an area of approximately 2,117sqm over two floors and is geothermally heated.

Set next door to the Rotorua Lakes Council and Rotorua Police headquarters it could be an ideal position to relocate the courthouse, or a convenient position to house businesses such as solicitors, accountants, engineers and tourist providers, Mr Rendell said.

“Anyone who needs to work closely with the council, police or tourist operators would benefit from this position,” he said.

“Considering it is also a licensed premises, there is the possibility to convert the space into a restaurant, bar, café or catering facility with relative ease given the existing bar, kitchen and dining areas.”

Tourist hotspot the Polynesian Spa and the popular Government Gardens are located just across the road, delivering a passive customer catchment to the area which the potential owner could tap into, Mr Rendell said.

The auction will be held at 1pm on Thursday September 3 at the BNZ Partners Business Centre 1202-1212 on Amohau Street in Rotorua.
