Latest sections in exclusive, multi million dollar residential subdivision for sale

The final lots in the third stage of Marlborough’s newest and most elite residential subdivision Boulevard Park on Taylor is complete, with 55 sections now available in the development which has a gross value of $70 million.

Located at the foot of Wither Hills Farm Park, less than 5km from central Blenheim, the subdivision will be part of a distinctive neighbourhood created to offer residents privacy, comfort and access to all of the recreational and lifestyle opportunities the region has to offer.

The lifestyle offered by the subdivision is planned to be complemented by facilities for family activities, shopping and cafes, fibre optic broadband internet and possibly schooling. All houses built onsite will be subject to design guidelines and an approval process to maintain the quality of the development.

Stages 3A and B of the subdivision is on the western side of Taylor Pass Road, extending the existing stages one and two on the eastern side.

A handful of sections from stage two are still available, in addition to 14 sections in stage 3A and 40 in 3B, all of which of are being marketed by Bayleys Marlborough through a negotiation process. Bayleys took over the contract for the properties in September.

The Bayleys Marlborough team, said there had already been strong interest from locals and potential buyers from other parts of the country, since that latest sections in stage 3B went on the market this month (October). Titles are expected in March next year.

“We’ve received multiple enquiries since the lots went on the market, with potential buyers identifying the value in this one-of-a-kind subdivision,” said Bayleys Marlborough director Glenn Dick.

“Given its location, facilities and access to recreational opportunities, these properties will appeal to both investors and home owners wanting to secure their place in this community. In addition, there are few subdivisions in Blenheim and buyers are finding it increasingly difficult to source affordable sections without restrictive building covenants.”

Section sizes in stage three range from 700sqm to 1,060sqm, with prices between $171,000 and $181,000. Council subsidiary MDC Holdings owns and manages Boulevard Park on Taylor and the development is planned to eventually extend to seven stages totalling 350 lots.

The subdivision is situated next to council-owned Farm Park - a 1,100-hectare forest reserve which has numerous walks and mountain-bike trails for all abilities. The location features views across the Wairau Valley and out to Cloudy Bay, with the nearby Taylor River Trail extending from the Taylor Dam Reserve, past the Burleigh Bridge and through to the town centre.
