Strategically located Gisborne motel on the market for sale

A beachside central Gisborne motel complex with multiple buyer options has been placed on the market for sale as a going concern.

The well presented and positioned accommodation business, Beachcomber Motel, is located at 73 Salisbury Road alongside Waikanae Beach and is only minutes from the city centre.

After 10 years, the owners are retiring and have placed the land, buildings and business for sale as a freehold going concern with Bayleys Gisborne by negotiation, which is being marketed by salespeople Karen Raureti and Cory Hutchings. The property has a rating valuation of $1,345,000.

- Options three: Subject to a survey, purchase 1474sqm of a freehold title, including units 1-13 which offer a mix of one, two and studio accommodation options.

Ms Raureti said the flexibility of buying options meant the property would appeal to a wide range of potential buyers/investors.

“The first option allows a new owner to take over a well established business and home. Option two enables a new owner to enjoy the lifestyle offered by this stunning location with a very comfortable family home that features multiple indoor and outdoor living areas. The two executive-style self-contained units could accommodate independent family members or provide passive income from short term rental or function as long-term rental options,” she said.

Gisborne is a popular holiday destination for tourists and the sale of Beachcomber Motel is an opportunity to live beside the beach and remain within easy walking distance to the town centre, said Ms Raureti.

Both Waikanae Beach and Midway beach are linked by Oneroa boardwalk/cycleway which draws swimmers, surfers and tourists to the majestic scenery Gisborne beaches offer. The Gisborne tourism market remains buoyant, with figures from the Ministry of Business, Innovation and Employment indicating that to the year-ended March 2015, visitor spend in the city reached $85.7 million — up from $83.5m the previous year.

“Gisborne has always been a hugely popular destination for tourists, who are drawn to its beautiful beaches, stunning scenery, hiking trails, wineries, museums and art galleries,” said Ms Raureti.

The business has been managed by the current owners and two part-time cleaners. The total number of guests in 2015 was 6346 and there are a number of forward bookings for 2016. Bookings can be made directly through the motel website and by other online booking agents.
