Former golf course land teed-up as
‘par-fect’ for eagle-eyed developers

A large chunk of what was once the Duck Creek Golf Course in Whitby, Porirua has been placed on the market for sale - with future use options mooted as anything from a residential subdivision through to a retirement village.

The flat development site is located in Resolution Drive and sits the middle of the residential subdivision known as Banks - which will comprise some 200 new homes when fully complete.

The 1.83 hectare block of suburban-zoned freehold land is being marketed for sale through a tender process closing on October 26, and being run by Bayleys Wellington salespeople Fraser Press and Mark Hourigan.

Permitted activities under Porirua Council’s suburban zone classification include residential dwellings of various configurations and densities – ranging from stand-alone homes through to terraced units.

Mr Press said the scope of the zoning would allow developers the option of creating either a traditional residential subdivision of potentially up to 30 sections in keeping with the surrounding neighbourhood, or a more intensively-built enclave reflected in retirement villages.

“Developers would have to look a ‘fairway’ before finding similar opportunities in the Greater Wellington area,” Mr Press said.

“On the western boundary of the land is the Porirua Council-owned Adventure Park reserve - separated from the site by a row of mature trees which could be either kept as they are or trimmed to create a ‘green horizon’ vista across the open fields.”

Mr Hourigan said utilities including water, storm-water, sewerage, gas, electricity and telecommunications cabling were already installed to the road frontage of the property – teeing up the site perfectly for its next phase.

“The quality of dwellings being built throughout surrounding Banks subdivision has underpinned the value of this property,” Mr Hourigan said.

“That value is simultaneously enhanced by the location’s ‘green’ nature – with a mature tree line on one side and a babbling creek on the other.”

Todd Property purchased the 28 hectare Whitby Golf Course in 2012 for a master-planned community. The land was duly subdivided, and the site now for sale in Resolution Drive was sold to supermarket operator Foodstuffs, which following a review of its property portfolio has decided it is surplus to requirements, with the existing New World Whitby to be redeveloped and refurbished.
