‘Blank canvas’ landholding up for sale in Tauranga’s booming new industrial hub


This substantial bare greenfield site in Tauranga’s fast-growing Tauriko Business Estate have been placed on the market for sale – with a myriad of future development options available.


A substantial bare greenfield site in Tauranga’s fast-growing Tauriko Business Estate has been placed on the market for sale – with a myriad of future development options available.

The 12,591 square metre block of freehold land is made up of two plots at 31 and 39 Paerangi Place within the Tauriko Business Estate, and is capable of sustaining a vast array of building styles, design formats and tenancies.

The rectangular-shaped portion of the site consists of a 1,550 square metre site, while the adjacent L-shaped block of 11,041 square metres faces onto both Paerangi Place and Taurikura Drive – allowing for multiple vehicular access points.

The bare land Tauriko site is zoned Tauriko Industry under Tauranga City Council’s district plan, and is being sold ready for development - subject to obtaining the necessary building consents. All utility services and roading are in place to sustain building.

The Paerangi Place property has access to Tauriko’s extensive utilities schedule, which encompasses:

• Water. Water supply to Tauriko Business Estate comes from the Oropi reservoirs, and is reticulated and available in the road berms.

• Storm water. Tauriko Business Estate is connected to Tauranga City Council’s storm water system. There is a storm water connection within the lots.

• Waste water, Tauriko Business Estate is connected to Tauranga City Council’s wastewater system. Sewer mains have been supplied throughout the estate, ultimately connecting to Tauranga City Council’s southern pipeline.

• Telecommunications. Sites are serviced by ultra-fast fibre up to 1gbs reticulated in the road berms ready for connection. Mobile broadband up to 5mbs, wireless internet 10mbs down, 1mbs up. The network is serviced by all the leading retailers.

• Power. Tauriko Business Estate is serviced by underground cables enabling a minimum of three phase 100amp per lot. Should a purchaser require a higher level of service, they can enter into direct dialogue with Powerco. Upgrades to the capacity of individual lots to suit is often available.

• Gas. A connection to a minimum of 200Kpa is reticulated in the road berms ready for connection.

The health and well-being of all employees at businesses within the 200 hectare Tauriko Business Estate has been factored into the wider development. Recreational opportunities are being established which will eventually see the current dirt tracks upgraded to fully groomed walking, running and cycling tracks.

A more extensive loop and network of tracks through stages two and three at Tauriko will intertwine among fruit tree plantations, outdoor exercise equipment, and the extension of the area’s sculpture walk.

The Paerangi Place site is being marketed for sale by auction at 1pm on August 8 through Bayleys Tauranga. Bayleys Tauranga commercial and industrial salespeople Lloyd Davidson and Laura Taylor said the corner site provided excellent options and scope for owner/occupiers to expand their businesses premises or for a developer to look at creating separate tenancies.

“Tauriko is the most accessible large-scale industrial and logistics location in the Bay of Plenty region for getting products or personnel from warehouse to port, airport or on the road,” Mr Davidson said.

“The hub is located just 9.9 kilometres from the Port of Tauranga, 8.4km from Tauranga’s central business district, and has direct access to state highways 2, 29, and 36.

“The multi-use business park has captured local and national attention with its innovative and versatile design concept and emphasis on quality,” said Mr Davidson.

The Tauriko Business Estate was first established in Tauranga’s City Plan in 2004, with the first tenancies within the precinct sold in 2006. Mr Davidson said that over the ensuing years a diverse range of owner occupiers and tenants had established significant businesses at Tauriko Business Estate – ranging from numerous large warehousing and logistics firms, through to enterprises specialising in the automotive engineering sector, and construction and home-building companies.

Ms Taylor said building covenants were in place to ensure a high quality build environment permeated within the estate – delivering a degree of comfort to purchasers and occupiers that their neighbours also had the same requirement to build quality premises.

“Tauriko’s building covenants include the establishment of landscaping and parking amenities through to building premises of architectural merit – particularly in the type of building components and materials being used,” she said.

“The goal of the Tauriko Industry zone is to achieve good urban outcomes, mitigate potential adverse visual effects on the surrounding residential area, and achieve the effective and efficient delivery of infrastructure services such as roads, water supply and storm water ponds.
