Talbot Park to have new housing development

The Glen Innes community will see the construction of a new Talbot Park housing development following a change to Auckland City’s District Plan.

Councillor Juliet Yates, chairperson of the City Development Committee, says plan change 118 will introduce the new Residential 8b zone to land within the Talbot Park Precinct. The plan change will be publicly notified in the New Zealand Herald on 21 November. Submissions will close on 19 December.

The area described as Talbot Park Precinct is a 4.5 ha site in Glen Innes bounded by Apirana Avenue, Pilkington Road and Pt England Road.

“The residential 8b zone will allow compact living. This means more people will be able to live within walking distance of the town centre, and we know that this is key to keeping local shops and community services viable,” said Councillor Yates.

“The new plan change reflects a strong commitment to meet the present and future demand for social housing in Glen Innes.”

New housing developments within the Residential 8b zone will be built to the high standard of building design stipulated in the Residential Design Guide, and the plan change will limit the height of the buildings to a maximum of 3 storeys.

In addition to new housing, the plan change will allow Housing New Zealand Corporation (HNZC) to redevelop their existing Talbot Precinct properties.

“Much of the housing in Talbot Park is now quite dated and poorly laid out. The plan change will allow Housing New Zealand to improve these and at the same time create a new street layout that gives better access to Glen Innes town centre,” said Councillor Yates.

“The new streets will have better lighting, footpaths and landscaping, so the look of the area will be improved and it will feel safer for residents.”

“The Talbot Park Precinct development will be a showcase of the standard of housing and amenities that people can expect from HNZC’s Community Renewal Programme in the future,” said Councillor Yates.
