A lakeside accommodation business offering guests private hot plunge pools has been placed on the market for sale.
The Gables Motor Lodge offers family-friendly apartment-style accommodation in a range of room configurations, and is one of the few motels in Taupo to offer a three bedroom unit.
Located across the road from Lake Taupo’s most popular swimming beach, the motor lodge is a 15 minute lakefront stroll to the town’s hospitality hub, with its range of recreational activities, cafes, restaurants, and bars.
Occupying a total land area of 2737 square metres, the 780 square buildings comprises 12 one-bedroom units, two two-bedroom units, and one three-bedroom unit. There is also a three bedroom owners/manager’s accommodation and office.
Summer room rates range from $120 to $200 a night based on two people sharing. The majority of rooms feature their own private hot plunge pool, while all rooms share access to a large family indoor spa pool.
Gables Motor Lodge has been placed on the market as a freehold going concern by Bayleys, with expressions of interest invited by September 25. Marketing the property for sale are Bayleys salespeople Michael Pleciak and Gary Harwood.
Mr Pleciak said Gables Motor Lodge had enjoyed a solid cashflow over the past three years, with an average occupancy rate of 64 percent in 2011.
“The current owners have created a reputation for the business as an affordable family-friendly accommodation option over the past decade. However they have decided now is the right time to move closer to their family, providing an opportunity for an experienced accommodation operator to take over.
“Alternatively, there is the option to lease the property or appoint a manager to run the day-to-day operations.”
Mr Harwood said as well as being recognised as one of the most family-friendly motels in Taupo due to its large family suites and self-catering facilities, the motor lodge executive suites also catered for corporate travellers.
Each room features a fully equipped kitchen with oven, microwave, and fridge as well as tea and coffee making facilities.
There is also shared private courtyard for socialising and BBQs.
“The self-contained accommodation option with kitchen facilities is attractive to those who wish to cater for themselves, including families with children or those with particular dietary requirements such as endurance sport athletes,” Mr Harwood said.
“These units have also been popular for large sports or school groups to stay while competing in Taupo.
