Property with private golf course for sale
A property featuring what is believed to be the only privately-owned backyard golf course in New Zealand has been placed on the market for sale.
Overlooking Orongo Bay in the Bay of Islands, the property is located between the car ferry in Opua and Russell, surrounded by the region’s natural beauty.
In addition to the 18 hole golf course, the property also features more than 80 hectares of additional land, some of which has previously been used for grazing stock, a jetty block, and sprawling three-bedroom house formerly run as an accommodation lodge.
The owners have placed the freehold property on the market for sale with Bayleys Real Estate through a tender process closing on 24 March 2016.
Bayleys salesperson Steve McNally who is marketing the property, said it was the first time he had ever seen a private golf course attached to a property, which presented a buyer with an exclusive opportunity.
“This property is likely to go a fairway to attracting keen golfers, developers, investors, and those looking for a wonderful retreat or simply seeking a change in lifestyle,” he said.
“There are also several business and development opportunities, including opening the golf course to the public, as the only course in Russell and the surrounding area, or restarting the accommodation business.” and then of course the property development opportunity.
Located in Orongo Bay, the property is a five-minute drive from Russell, three minutes to the car ferry, 25 minutes to Kerikeri and 3-and-a-half hours to Auckland.
Developed by the owner over the last seven years, the approximately 12 hectare, 18 hole golf course features established tees, fairways and greens, ponds and maturing plantings. In spite of numerous requests from locals and visitors, the course has not opened to the public, said Mr McNally.
Golf remains the most popular sports in the country, attracting a huge participation of more than 480,000 Kiwis over the age of 18 playing the game, according to New Zealand Golf.
The achievements of international level players such as Lydia Ko continue to attract young people to the sport, said Mr McNally. It currently ranks as the number one sport for men and the second highest sport for women, according to New Zealand Golf.
While there are close to 400 golf clubs in New Zealand, the Bay of Islands region is not well serviced with the closest clubs in Waitangi, and Kerikeri. There is currently no public club in Russell, said Mr McNally.
The golf course and house title comprise 42 hectares, under two separate titles that are being offered for purchase together. The balance of the property encompasses an 18 hectare jetty block of largely undeveloped land that runs south into Waikare Inlet and a 30 hectare block accessed of Lanes Road that runs down to Waikare Inlet. This last block has previously been utilised for stock grazing and as a base for farming an oyster lease.
Located on a site adjoining the golf course, the three-bedroom home on the property was originally built in the 1970s. Two of the bedrooms, in addition to two flats nearby, and facilities over the garage were formerly utilised as boutique bed and breakfast accommodation.
The two-storey house features two queen bedrooms with ensuites, a main lounge with open fire, separate guest lounge, kitchen, and dining. Large decking wraps around the front of the house offering views of gardens and golf course. A sauna and spa pool are included on a separate secluded deck. The self contained flats feature two single bedrooms, each with ensuites, a lounge and deck, and a bedroom and bathroom over the garage provides further accommodation. Water supply is drawn from a bore and reticulated around the property.
“The home is warm and inviting with a seamless flow between the house, outside living areas and golf course beyond. An adjoining double shed area offers plenty of storage," said Mr McNally.
The lodge closed in 2010 and the property has since been a private home. However, there was an opportunity for a new owner to re-open and expand the accommodation offering, with all of the infrastructure already in place to do so, said Mr McNally.
Furthermore, the golf course could be enjoyed by the new owners, accommodation guests or opened to the public to provide an additional income stream. Subdividing the property was an additional option for potential buyers, he said.
Activities and attractions are plentiful in the region for owners and guests to enjoy including, fishing and swimming at the nearby beaches, vineyards, walks, scenic flights and cruises, cycling, historic buildings and restaurants.
