Taupo holiday park pitched for sale

A popular, award-winning Taupo holiday park has been placed on the market for sale as a freehold going concern.

All Seasons Kiwi Holiday Park is a highly-regarded accommodation provider with national and overseas visitors, whose votes have earned it internationally-recognised awards. Located at 26 Rangatira Street, it is 1.5km from central Taupo, the lake, and is conveniently close to a number of tourist attractions services, restaurants, cafes and sports venues.

The park’s land, buildings and business have been placed on the market for sale with Bayleys Taupo through a tender campaign closing on April 13. Comprising three titles totaling 19,289sqm, the property has a Capital Valuation of $3,020,000.

The well-presented holiday park, which has a total capacity of 433 visitors, features 20 self contained motel rooms, four kitchen cabins, three standard cabins, 12 backpacker rooms, 57 powered sites for camper vans and caravans and 18 non powered tent sites. It also includes an extensive range of facilities including a communal kitchen, laundry, two communal shower and toilet blocks, TV and games room, barbecue areas, outdoor thermal plunge pool, children’s play area, small conference and reception/small shop. A manager’s residence on site includes three bedrooms, kitchen/living area and an upstairs office.

An on site thermal bore supplies hot water to the thermal plunge pool, and main hot water supply to the shower block, communal laundry and communal kitchen with solar panels back up.

Bayleys Taupo salesperson Gary Harwood who is marketing the property said the presentation, location and facilities made it a popular choice with visitors and an appealing investment for a new owner.

“The grounds provide holiday-makers with an uncrowded environment from which to enjoy the best of what the park and region has to offer, and the park’s location makes it accessible to the lake and a number of services and attractions.” he said.

“Lake Taupo area has developed a reputation of being the North Island’s adventure playground with attractions such as world class trout fishing, hiking, tramping and every water sport imaginable, and Tongariro National Park and Whakapapa ski fields within an hour’s drive.

“Accommodation and facilities throughout the park are maintained to a very high standard. This has been recognised by the Qualmark rating for facilities and services of the holiday park as four star plus and motel, three star plus. The park was also awarded TripAdvisor Certificates of Excellence in 2014 and 2015, based on ratings by guests.”

All Seasons Kiwi Holiday Park offers a range of accommodation to meet every budget, said Mr Harwood. These range from nightly tariffs for a tent site to a motel room. The holiday park is advertised through a number of publications and websites and bookings can be made directly online.

“The property presents an exciting business opportunity for a new owner to take over a highly-regarded accommodation business operation in an extremely popular tourism destination,” said Mr Harwood.

“A new owner could move straight in and take over an established business which already has a recognised leisure clientele and a high level of repeat business.”

In the past 12 months the holiday park had 31,351 guests. There are extensive forward bookings for the next 12 months for units and sites.

The holiday park is currently operated by one full-time and two part-time staff members. The owners do shifts as required, working alongside staff. Cleaners and a groundsman also work at the park on a permanent basis. Other staff are employed for the summer period.

A number of chattels are part of the sale including barbecue tables, playground equipment, security system, tools, a ride-on lawnmower and several other items inside the accommodation.
