Century 21 home loans prove popular

“We’re picking up a lot of first-home buyers who have been turned away because they don’t quite fit a big bank’s very stringent lending criteria. And with first-home buyers arguably the most active in the market currently, we’ve been busy,” says Julius Capilitan, General Manager of Century 21 New Zealand Financial Services.

Since taking up the role in February, after considerable banking and funds management experience, Mr Capilitan has been getting plenty of Century 21 referrals from offices as far wide as Mangakino to the main city centres. As well as first-home buyers, he’s been working closely with property investors and developers on finding the right financing solutions.

“About 60% of our deals are done with the big retail banks, but often we can deliver greater borrowing flexibility, better interest rates, and the best part is we do all the running around. For a property purchaser to have to make individual appointments and provide all the paperwork each time they apply with a different bank can be a really daunting and disheartening process.

“Often first-home buyers get rejected by others because they don’t quite meet the servicing requirements, they might not have the required deposit, or a lender does not want to approve the security on a particular property. To be able to make the process easy, provide options and the cut-through to get them into their first home is really rewarding,” he says.

Advising clients can include informing them about KiwiSaver HomeStart grants they may be eligible for – something Mr Capilitan says many first-home buyers still know little about.

“Many mainstream bankers can leave property purchasers with the impression that they’ve reached the end of the road. However, we fully assess a client’s broader situation and then tailor a plan around them. We pride ourselves on being can-do not can-not. It’s a philosophy that’s working and word is spreading.”

Century 21 NZ Financial Services wants to grow with their clients, locking in their first properties then helping those same clients buy their second and third. He says building and maintaining real relationships has been key to them securing repeat business.
