KGL Property seeks new tenants for Hamilton East site
Expressions of interest in Hill Laboratories’ current headquarters location on 1 Clyde Street in Hamilton East are being sought from potential tenants by the site’s new owner.
Hamilton-based KGL Property, owned by Torpedo7 founder Luke Howard-Willis and his father Guy, is looking for a new tenant for the Clyde St site. Current tenant, Hill Laboratories, announced last week it is moving to new premises on Duke Street in Frankton and will vacate the property by December 2017.
“It’s too early to know exactly what we will do with the Clyde St property,” said KGL Property commercial property manager Ray George.
“We’ll definitely be looking to modernise it. So that leaves two options: either renovate, or demolish and start again with a clean site.”
Whatever the case, George said the development opportunity for a new business – or multiple tenants - would be in keeping with the unique Hamilton East community.
The surrounding city block has been revitalised over the past few years. The neighbouring Deloitte building opened in 2009, the Mainzeal building on the corner was upgraded shortly after, the Ebbett Prestige’s Volkswagen and Audi dealerships opened opposite in 2015 and the Mavis&Co Café integrates into the precinct’s design.
“We are keen to see the site developed to its full potential in a way that complements its surroundings. What exactly we do will depend on what type of business or businesses we can attract,” he said.
KGL accepted a sale and purchase agreement on the Hill Laboratories building in May.
KGL Property is quickly growing in the Hamilton commercial property sector, with more than 12ha ready for development at the Rayne’s precinct on the corner of Airport Road and Raynes Road near Hamilton Airport.
The Rayne’s precinct is a commercial land development zoned for industry, warehousing, manufacturing, logistics, aviation, office and retail.
KGL built and own the 13,500m2 Torpedo7 warehouse within the Rayne’s precinct and is constructing twelve 250m2 commercial units due for completion in August 2016 and available to lease now.
