· The
current emphasis on waterfront properties nationwide is also
finding its way to Hamilton’s riverside as reported by
Harcourts’ Top Sales Consultant in Central North Island
(2002-2003), Mike Thomas.

· Mr Thomas, who works
out of Harcourts’ Hamilton City office, recently marketed
the contemporary home at 1204B Victoria Street which he
described as having “stunning river views from virtually
every room in the home”.

· The auction held last
Thursday 7 August saw a very keen buyer open the bidding
$100,000 higher than expected with buyer interest quickly
culminating in the final price of an outstanding
$730,000.

· Mr Thomas said while it was unusual to
see a bidder open the bidding so high, it reflected the huge
buyer interest in good quality property along the river
front. He added that he had at least seven keen buyers in
the $500,000-$700,000 price range wanting to purchase in the
area.

· Having bought and renovated a riverside
property himself in the last few years, Mr Thomas has
certainly noticed the increasing popularity of riverside
property, particularly in the last two years. “People will
buy anything on the river, even if it means they have to
renovate or rebuild.”

· He added, “I’ve lived in
Hamilton all my life and have been selling real estate since
1990, and this is the busiest and most challenging market
I’ve ever seen. I’ve literally got an exercise book full of
buyers I’m trying to satisfy, with an increasing number of
Auckland based investors buying up properties around the
$200,000 range as rental property.”
