Harveys Lands On The Paradise That Is Kawau
An island paradise in the middle of the Hauraki Gulf is home to the newest member of the Harveys Real Estate network - Harveys Kawau.
From this week, Kawau Realty owner John Pryor has taken the island’s only real estate agency to join the Harveys group. Based at North Cove - only a few minutes’ boat ride from Mansion House Bay - the branch offers one of the most unique selling features, being the only one with its own launch for taking clients to view properties.
As there are only about 420 properties on Kawau, the island has its own distinctive market. Prospective buyers are therefore invariably grateful for local knowledge and advice - of which John, having been a Kawau resident for eight years, has a great deal.
“A lot of the contact we have with clients involves discussing issues such as power, water and transport,” he says. “With virtually no roads on the island, residents need to know how they will get around, where to buy groceries and even deal with things like a septic tank.
“Being resident on the island enables me to both show and tell what is involved in owning a property on Kawau with real knowledge.”
John has seen a big change in the type of people looking to buy on Kawau and their reason for doing so since he started Kawau Realty in 2000. “There’s definitely been a shift away from permanent living on the island,” he says. “More and more properties are becoming holiday homes or semi permanent retreats.”
The number of permanent residents on Kawau has dropped from 100 to approximately 65 over the last 5 years. But he says the community spirit remains strong, as is general demand for property - but prices on Kawau are still reasonable compared to nearby property hotspots such as Leigh, Omaha, and the Mahurangi Peninsula.
While much of the demand still comes from Aucklanders, an increasing number of ex-pats contact the office looking for their own slice of the idyllic clean, green paradise they remember from when they were children.
