Smith City leases 4000 sqm in former Mitre 10 complex
DTZ Dunedin’s Stephen Cairns has facilitated the lease of over 4000 sqm of space in the old Mitre 10 Complex in Anderson’s Bay Road, Dunedin to major South Island furniture, whiteware and browngoods retailer, Smith City.
The freehold site is zoned Industrial which meant Smiths City needed a resource consent to occupy the property even though the former tenant, Mitre 10, had been using it for retail purposes. This went to a notified Resource Consent hearing, and was approved. “The nearby Warehouse site also had a similar path to approval, with an Environment Court judgement precluding the decision from being considered as precedent but on reflection it probably was instrumental in the Smith City decision,” comments Stephen Cairns.
Industrial land in Dunedin is in short supply, most being leasehold and owned by Chalmers Property, and Dunedin City Council. Mitre 10, the site’s previous occupant, has recently opened a new Mitre 10 Mega Store which has been developed on land brokered by DTZ virtually opposite their former property. This new site formerly comprised five individual industrial properties, and is approximately 1.6ha in total.
