Major New Town Centre Opportunity

Flat Bush, Manukau City, New Zealand

A rare opportunity has been announced to potentially participate in the development of one of the last greenfield town centre sites in the Auckland region, New Zealand.

Flat Bush, in Manukau city, was once farmland and scrub. It is now one of the fastest growing regions of New Zealand with many new housing developments occurring on a regular basis.

Manukau City Council, through its subsidiary Tomorrow’s Manukau Properties Limited (TMPL), has created the masterplan for an exciting new town centre to service the anticipated 40,000+ people that will live in this area by 2020.

TMPL is seeking expressions of interest from suitable groups to participate in the project.

TMPL’s Chairman, Mr Peter Taylor commented: “There have been very limited fully planned town centres created in New Zealand and probably not one as extensive as this for many decades.

“We will be seeking to identify the right party or parties to work with us to deliver the vision that we have for this exciting town centre.”

TMPL have appointed former Woolworths and Westfield senior executive, Mr Grant Hirst of Munro Corporation Pty Limited to assist in this process.

Mr Hirst stated: “The marketing campaign has just commenced and there is already extensive interest from many groups in Australia and New Zealand.”

The 18 h.a. Flat Bush Town Centre site is being offered with appropriate zoning in place.

The proposed development incorporates all aspects of a town centre community including retail, commercial, community, residential and recreational facilities.

At its completion, it is expected to have a completed value well in excess of NZ $500m.

The Flat Bush Town Centre has the unique advantage of being designed adjacent to the new Barry Curtis Park, allowing for easy access of all Flat Bush residents to these soon-to-be completed parklands.

Mr Hirst said: “The future development of Flat Bush is well advanced and recent research indicates that the timing is right for the first stage of the Town Centre to be built.”

The greater Flat Bush community has been planned to meet the future needs of the community. There are seven schools proposed in the region.

Flat Bush is well located close to the Manukau city centre, major highways and the Auckland CBD.

TMPL has extremely high expectations for the Flat Bush Town Centre and expects that the final development will set many new standards for integrated community living.

Mr Taylor said: “We would expect that the groups who finally work with us will have local and international expertise and will join with us to ensure that the town centre is both rewarding financially and in its delivery of a better town centre environment.”

Mr Hirst commented: “It is the intention of TMPL to consider various proposals from interested parties over the next few months to formulate a way forward early in the new year.”
