New Home Building Costs Not Restricted to New Insulation Requirements

The increase in costs associated with new insulation requirements do not stop there, says Mark Graham, publisher of the New Zealand Homeowner’s Building Guide.

While the intention of ensuring new homes built are the best they can be is laudable, prospective homebuilders need to be aware of changes coming that will significantly add to their building costs.

Additional costs of up to $25,000 have been cited within the industry as the impact of new licensing requirements for building practitioners begin to take affect.

Voluntary licensing for builders and tradespeople begins in November this year and it becomes compulsory from November 2009.

“I have been at seminars for builders to discuss the new licensing and cost increases of up to $25,000 have been indicated,” said Mark Graham.

“In addition to this, many builders who are nearing retirement are talking about bringing their retirement forward to avoid having to deal with the hassle of licensing.

“This will have the added impact of removing a whole segment of experienced builders just when demand is running high,” says Graham.

The New Zealand Homeowner’s Building Guide is a guide for homeowners doing building work distributed throughout New Zealand through councils. It covers aspects of the Building Act 2004 as it pertains to homeowners and covers the building process from beginning to end.
