Driving Stable Property Investment Strategy

MEDIA RELEASE: 6 May 2009

Propellor Tipped To Drive Stable Property Investment Strategy

Think that taking the property investment path is the road to financial uncertainty? Think again. So says Nikki Connors, industry commentator and director of the recently launched Propellor Property Investments.

Drawing on 25-years of international property and business experience, Connors has circled property as one of the safest investment options in New Zealand's current economic climate.

"New Zealanders looking to secure their future, and that of their families, have lost faith in financial institutions. Once considered the conservative option, the unrealised risks of these organisations have been exposed as one after the other has failed in the last two years.

"As more and more individuals have lost savings through risky investments, alternate options seem to have become limited. Stocks and shares continue to be a high risk. Holding money in banks holds little appeal as, at current interest rates, it would take a massive cash investment to see even a modest passive income."

Which is why, says Connors, today's current property market - if invested in wisely - presents stable investment potential if you take the long term view:

"We take a 10-year view," she says. "Property traditionally doubles every 7 1/2 years in New Zealand, so a conservative approach to your long-term capital gain is wise. It's not about getting rich quick; rather it's about protection and caution for a future passive income."

Launching Propellor Property Investments in Christchurch this May, Propellor is set to inject renewed confidence into the property investment market via a strategy that offers private property investors the opportunity to draw on a level of industry knowledge not normally at their disposal.

A wholly independent property investment company, Propellor searches New Zealand for the right investment property to match the very individual strategy prepared for each client wanting to buy one property, or build a portfolio. And it does so at no cost whatsoever to its clients.

"We have no allegiance to any developer or builder," says John Lodge, co-founder of Propellor. "We perform a due-diligence process on the properties we recommend, so that our clients never pay more than the property is worth.

"We ensure the property has up-to-date building and valuation reports. We research the property's location including current growth, forecasted growth, and to see if there are any known developments that could affect the property's value. We commission independent rental appraisals for the property - and ensure the sale and purchase agreement is fair to our clients."

"This is just the first part of Propellor's service," says Connors. "A process that takes the guesswork out of property purchasing, it eliminates potential pitfalls in property investments. It minimises the usual risks associated with such investments."

Working with clients to identify their long-term financial needs and short-term challenges, Propellor prepares not only a tailored strategy for each client, but also conservative ten-year property cash flows showing expected outgoings, income and tax savings.

"It's not about shoe-horning an investor into a property we just have to sell," adds Connors. "Rather, it's about finding the best solution to suit a client's earnings and outgoings and then ensuring they have the right financial and legal structures in place."

"This is the reason we also provide clients with a recommendation of independent solicitors, accountants and mortgage brokers. These professionals ensure our clients always receive unbiased advice that will give them confidence in their property purchase."

So how does Propellor provide this level of investment support without charging the client?

"Our fee comes from the vendor of the investment property," explains Connors. "It's one of the reasons clients come back to me time and time again to build their property portfolios."

Setting up a similar property investment company in Auckland in 2006, Connors experience as principal of Catalyst2 - one of the most successful property investment companies in New Zealand - leans on a proven formula with documented successes.

"We saw a need for a credible and truly independent company that could help New Zealanders secure a passive income through conservative property investment," says Connors. "And so I came up with a business model in 2006 that was sorely needed in this industry - customer care and protection - and so was very successful.

"Propellor draws on this success and expertise, bringing professional property investment strategy into the New Zealand market."
