The Thirteen Suburbs To Make Six-Figure Gains In The Past Year

While the national property market has cooled, several suburbs are bucking the trend, with thirteen suburbs across the motu experiencing a six figure jump in average asking price in the past year, according to Trade Me's latest property data.

Trade Me Property spokesperson Casey Wylde says that despite a flat national picture, there are pockets of significant growth.

“It's interesting to see these suburbs showing some serious price growth while the national average has remained pretty steady. It shows that even in a more subdued market, properties in certain areas are still in hot demand and Kiwi are prepared to pay for them.”

Top performing suburbs revealed

Suburbs in Auckland, Canterbury, Waikato and Taranaki made the list of high-performers, showing that demand for premium lifestyle properties remains strong in the country's main centres and key holiday spots.

The biggest movers in the last 12 months were:

  • Long Bay, North Shore City, Auckland: Saw the largest average asking price increase of any suburb, rising $426,450 to reach $1,868,950 in July - up 29.6 per cent year-on-year.
  • Devonport, North Shore City, Auckland: Recorded an increase of $350,100 to land at $1,974,450 - up 21.6 per cent year-on-year.
  • Drury, Papakura, Auckland: The average asking price rose $331,150 to $874,400 - up a whopping 61 per cent.
  • Whangamatā, Coromandel, Waikato: Saw the average asking price rise $213,900 to $1,280,100 - up 20.1 per cent.
  • Epsom, Auckland City: Recorded a $176,600 jump in house price to $1,834,500 - 10.7 per cent increase
  • Forrest Hill, North Shore City, Auckland: The average asking price rose $164,750 to $1,342,700 - a 14 per cent rise
  • Ilam, Christchurch City, Canterbury: Experienced a $160,600 price hike to $863,800 - up 22.8 per cent year-on-year
  • Meadowbank, Auckland City, Auckland: Saw the average asking price rise $159,800 to $1,283,000 - up 14.2 per cent
  • Riverhead, Rodney, Auckland: Recorded a $148,100 jump to $1,950,850 - up 8.2 per cent
  • Mount Eden, Auckland City, Auckland: The average asking price rose $138,800 to $1,572,700 - a 9.7 per cent increase
  • Sandringham, Auckland City, Auckland: Saw house prices increase $136,750 on average to $1,354,150 - up 11.2 per cent
  • Waitara, New Plymouth, Taranaki: Experienced a $133,950 price hike on average to $605,250 - up 28.4 per cent year-on-year
  • Westgate, Waitakere City, Auckland: The average asking price rose $132,650 to $953,050 - up 16.2 per cent year-on-year

Ms Wylde says a range of factors make these areas attractive to buyers.

“What we're often seeing is that suburbs offering a great lifestyle, good local amenities, or better affordability compared to their inner-city neighbours are becoming hotspots. Buyers are always looking for value, and it looks like they're finding it in these spots.”
