New Subdivision Creates Jobs For Rotorua Building Sub-Contractors

Rotorua's economy will be given a boost next month when leading homebuilder Generation Developments launches its new subdivision.

Generation director David Mansel says up to 60 tradespeople and suppliers will be required to complete each of the 33 homes in the new Riverside subdivision.

"Upwards of 2000 one-off trade jobs will be required before Riverside is finished. From electricians to tilers, carpet-layers to door fitters – we'll need them all before the subdivision is complete."

The sub-contractors will have to work within Generation's tight construction period, which is crucial to delivering the company's guaranteed move-in date promise. Generation offers house and land packages and through sophisticated, well-controlled systems ensures their home buyers they will move in 12 weeks later. There will also be no price escalations.

Mansel says Generation has been looking to move into the Eastern Bay for some time, and Rotorua's current high levels of business and consumer confidence offered the ideal opportunity.

"We have been studying the Rotorua market and are impressed with its consistency. Some areas of the country have been booming for the past few years and are now facing a trough, however both Rotorua's property market and economy have remained steady.

"The labour market is also healthy, which is another reason we chose to use local tradespeople on the subdivision."

The company is already looking for further development sites within Rotorua and surrounding districts.

Riverside, located just off Old Taupo Road, is Generation's fifth subdivision. The showhome will open at Easter and the first subdivision homes will be finished in June.

Generation Developments has won awards for its unique approach to building, which includes the guaranteed move-in date and fixed price contract. The company's aim is to make the building and home-buying experience easy.

"By offering a guaranteed fixed price, customers know their financial commitments up front. Combined with the guaranteed move-in date, planning the move into the new home is stress free."

Mansel says not all sub contractors are organised enough to operate within Generation requirements, which are very disciplined. However, he says for those that can, the reward is certainty of work flow.
