New Karaka Community for Universal Homes

The opening up of land for development at Karaka has given Universal Homes the opportunity for an exciting new venture south of Auckland.

The company will build a limited number of good quality, semi-rural homes at Karaka Lakes, a brand new settlement on the Hingaia Peninsula. The area will have its own shopping centre and two large lakes surrounded by landscaped parkland.

With its magnificent thoroughbred sales complex, internationally renowned stud farms and country lifestyle, Karaka is already well-established as one of the most attractive parts of Franklin County. In every respect it's a world away from Auckland, yet within fast and easy reach by motorway, and Universal expects its new homes in to have wide appeal.

There are several schools nearby, including the highly-regarded Strathallan School and College, and a choice of retail centres.

"This is the perfect location for buyers wanting to escape city stress and enjoy a better way of life without being too far from amenities," says Universal Homes' Sales and Marketing Manager, Mike Pearce. "Karaka has so much going for it; we're really excited about the way our project is shaping up."

The company will build 51 homes on a mix of medium-density and conventional sections at Karaka Lakes. Site works are already underway and construction of the first homes will begin in August.

All houses will be two-storeyed with a floor size of around 200 square metres. Thirty-nine of them will be on sites averaging 350 square metres, with a further 12 on larger plots of 600-700 square metres.

The first house to be completed will be Universal's show home, which the company will offer for sale on a special two-year, lease-back scheme. This gives buyers the opportunity to secure a high-spec house at a very competitive price, and earn money from it over the following 24 months.

"It's a great chance awaiting a clever buyer," says Mike Pearce. "We don't expect our show home to be on the market long."
