A book about the Real Estate Agent’s Act 2008 has been released. The book, titled “Fast Forward to November 17”, discusses the changes to the real estate industry’s business environment as a result of the new Act. It has been written to help agents think more positively about the future under the new legislative regime.
According to author John Bradley, there are a number of agents who are still angry and confused. “There are many who can’t get past the notion of increased fines and a consumer focused Authority dishing them out,” said Mr Bradley. “They are concerned that the new Authority will lean heavily in favour of consumers. That’s understandable, because it will but there is more to the Act than complaints and discipline and much of it will benefit agents. In the book I have attempted to explain what and why.”
There are over 20,000 people working in the New Zealand real estate industry and according to the Mr Bradley, few are gearing up for the new environment. “There are many agents who are still waiting around for someone to tell them what to do,” said Mr Bradley. “The Real Estate Institute has told them how to think for so long that strategic planning is a lost art. But the new Act is going to completely change the rules and everyone is going to have to think seriously about what they should do. In the book I have attempted to bore down into the issues and expose them for all to see. Hopefully it will help kick-start the planning process for them.”
The new Real Estate Agent’s Act was introduced by Clayton Cosgrove last year and was one of the last pieces of legislation to be passed by the Labour Government. Along with the Real Estate Institute, many agents were hoping that it would not be passed before the election and the new National led Government would throw it out. But the bill was pushed through under urgency and the new Act comes into force in less than six months.
“It’s actually a pretty cool piece of legislation and will benefit the industry and consumers alike,” said Mr Bradley. “The only people affected will be those agents who continue to flaunt the law and of course the Institute itself. In the new Act the REINZ is no longer required. Basically they have got the sack.”
But according to Mr Bradley many agents are still looking to the REINZ for leadership. “The old hands at the Institute are still in denial and paying lip service to change while they cling to power. Right now the industry is getting poor advice from them and this has been the case for some time. It’s time agents realised that from November 17 they will be on their own.”
The book has been published online in the form of an eBook on www.november17.co.nz, a website built to make the book available free to real estate agents and salespeople. November 17 is the date the new Act comes into effect this year.
