An investment property, fully refurbished for the tenant’s use, is about to go to auction.

Triton Hearing Clinics, a national chain of clinics offering hearing testing, hearing aids and other hearing related services, has fully refurbished its newest premises at 187 Colombo Street.

Group General Manager Graeme Dodd says the Cashmere clinic now has the sound-proofing in windows, floors, doors, walls and ceilings it needs to enable accurate hearing testing in all the rooms. He says the building is complete and ready for auction next month – but Triton is not going anywhere, with a six-year lease in place for the buyer.

Simes marketing agent Rob Logie says the building is beautifully refurbished to suit Triton’s specific needs and is an immaculately prepared building in a popular suburb, with a dedicated tenant planning to stay on.

“It is an ideal situation for everyone,” he says. “Triton is a national company with a 20 year history in the industry and substantial backing. It has clinics in a number of areas through the country providing important services for people with hearing issues. Triton acquired the Colombo Street clinic for its fantastic location, but owning property isn’t Triton’s core business.”

The property at 187 Colombo Street is 779m2, rectangular in shape with an easterly aspect to Colombo Street. There is an approximate frontage of 15.93 metres with a depth of 48.90 metres. There is a total lettable area of 184m2, together with 11 on-site car parks, including a disabled park.

It has a six-year lease from 1 November 2009 at $49,360.00 per annum plus GST plus outgoings.

The property is to be sold by Auction Friday 6th November 2009 (unless sold prior).
