Simplicity Living Announces Build-To-Rent Project In Northcote, Auckland

Simplicity Living announced today that resource consent has been granted for construction of 93 long term Build-to-Rent homes in Northcote, Auckland.

Located next to the town centre, the development is due to begin construction in November 2025 and is expected to be completed by the third quarter of 2027. At its peak, the project will employ over 400 workers, including contractors and suppliers.

This marks Simplicity Living’s seventh development, with 210 homes already built and rented, 889 currently in build, and an additional 93 now in planning.

"This is our first project on the North Shore,” said Simplicity Living Managing Director, Shane Brealey. “It's in a great location, next to a supermarket, shops, public transport, parks and schools. And funding via Simplicity’s KiwiSaver and investment funds helps make it happen".

"Northcote has seen many new homes built recently, and the re-development of the town centre will make it an even more desirable suburb," he said.

And while close to public transport, extensive car parking will also be available.

Like other Simplicity Living projects, the Northcote development has a 150+ year design life, with solar panels, electric car chargers, high thermal, acoustic and firesafe standards, rainwater harvesting and extensive landscaping. Tenants will also have access to a work-from-home office and lounge.

A native tree will be funded for every apartment rented, every week, via charity partner Trees That Count. When fully rented, the development will fund the planting of 4,836 native trees annually, throughout New Zealand.

"This is the sort of thing KiwiSaver should invest in,” said Sam Stubbs, Managing Director of Simplicity. “We think it’s a good long-term investment for our members and helps provide warm, dry homes for Kiwi families."

By the end of 2025, Simplicity Living expects to have 982 homes under construction employing directly and indirectly 2,000 employees, contractors and suppliers - on and off site.

Simplicity Living is 100% owned by funds managed by Simplicity NZ Limited, a default KiwiSaver and Investment Funds manager.
