Environment Canterbury Long Term Lease and Development Opportunity



The Waimakariri River rating district will be the ultimate benefactor of land being leased from Environment Canterbury.

Environment Canterbury is looking for a developer/lessee to develop an industrial park on approximately 31.0 hectares of land at Kainga on the northern edge of Christchurch.

The currently undeveloped land is located between the main trunk rail line and the northern motorway just south of the Waimakariri River. The area is known as Chaneys after one of Canterbury’s original pioneer settlers who arrived from England in 1850.

The land is vested to Environment Canterbury (ECan) under the Waimakariri River Improvement Act 1922. This legislation prevents this land being sold and any revenue from the land being leased must be used to offset costs associated with the management of the Waimakariri River.

Expressions of interest in leasing the block are being taken by Bayleys Canterbury. Offers close on October 31st immediate occupation and development. It is zoned Business 6 under the City Plan.

Bayleys Canterbury salesperson Jeremy Speight said Environment Canterbury was leasing the land only and would not be undertaking any development on its own accord.

“The lease terms and conditions will allow sufficient time for a developer/lessee to generate a healthy return on investment such as a minimum 20 year initial term with several 20 year rights-of-renewal” Mr Speight said.

“The developer/lessee would be responsible for the provision of all services including sewage, stormwater, water supply, power and telecommunications to the site”.

Mr Speight added the lease would allow the assignment and sub-leasing of subdivided sites.

“Because of its handy location to the city, road and rail links the land is considered suitable for all Business 6 zoned operations which are often constrained in suburban settings where such activity may be incompatible with nearby residential dwellings”.

“Direct access to State Highway 1 makes the land suitable for industries requiring a transportation route away from urban areas”.

The land also shares a 1.3 km boundary with the main trunk rail line along its eastern boundary.

“Environment Canterbury is insisting on a high standard of design for any potential buildings, inclusive of landscaping, because of the properties high visibility from both the motorway and the rail route.” he said.
